If you want to sell your house fast and get the best return on value for any remodeling project then start in the kitchen. A kitchen remodeling project can be a simple or complicated as you want. However, for return on investment, a simple refurbishing of cabinets and worktops or the flooring is sufficient and relatively straightforward.

Thankfully these are quite simple jobs that most people can do. Getting new work tops or kitchen cabinets is quite cheap. Depending on the flooring material that you decide to use, this can also be quite inexpensive.

Real estate agents also suggest that the bathroom is second after the kitchen to influence potential buyers and add value to a house. Most remodeling projects in the bathroom include maintaining wear and tear or adding new functionality. So stained facilities, like the sink or toilet may be replaced. Or maybe a shower unit may be installed over the bath. Other things to consider are adding more storage cabinets or a touch of paint to make the room look fresh.

The family room or lounge is one of the easiest remodeling projects to undertake. This is mainly because so much can be done to the room to individualize it and make it comfortable. You could add a bar or design it to fit in with your home entertainment center. However, if you are planning to sell the property, make sure that you leave the family room as much of a blank canvas as possible. All new buyers want to personalize the family room or lounge but want ready to go kitchens and bathrooms.

A couple of the other ways that homeowners typically use to do remodeling projects is to add another bedroom. This could be physically adding a new room or modifying the basement or attic to be another room. It could be turned into a bedroom or a games room or study. All of these, though, are great projects if you trying to increase the value of your home through remodeling and construction.

Projects that don't generally return good value are swimming pools, Jacuzzis or saunas. Adding high tech. gadgetry and appliances does not offer a good return on investment either. If you need to explain the benefit of a remodeling project to a real estate agent or potential buyer then it probably isn't a good investment.
