I became a landlord when I inherited an apartment building from a family member. It proved itself to be a great way to earn income and it definitely keeps me busy. While I enjoy it, there are things that I have learned along the way that I had to learn the hard way.
You can't trust everybody, no matter how much you want to. As a landlord, you have to protect not only your property, but you have to protect yourself and your family. It's also just as important for you protect all the families that rent from you.
One sure way to try and protect all people and property is to run some screenings on people before you rent to them. There are several types of screenings that you can run, to help you decide if you want to rent to someone.

A tenant background check is definitely worth running before you sign a rental agreement with a new tenant. For instance I would not want a sex offender living next door to a family with young children, I wouldnt want someone wih a history of destroying property either.

As per normal I ran a tenant background check and suddenly they didnt look quite so perfect they had a history of not paying rentthey had forfeited their security deposit three times and for leaving previous properties in a really bad way.
