Preparing Your For-sale-by-owner For A Quick Sale

Igor Buces

In the slow real estate market we are going through, you want to make your home look as good as possible to potential buyers. Always remember that as buyers walk around you home, they are thinking whether they could see themselves living in a house like yours.

For example, if your home has a strong odor, many buyers will think that it is a sign that your house is in bad shape. If the bathrooms are dirty, homebuyers won't be able to see themselves living in your house; particularly, if they visit six other houses after yours.

In this article, you will learn about a few techniques you can use to make your home look great. Most of these techniques can be implemented quickly and with little money. Make a budget of how much money you have available and start making those needed changes right away.

First, try to show your home during the day whenever you can and with all the blinders up so that there can be as much light as possible. Even if you show your house in the middle of the day, turn on the lights; change all the light bulbs with 100 watts bulbs.

If you live in a house with a front lawn, cut it and trim it. Also, clean the lawn. If the outside paint is old and you can buy some paint, give it a new coat of paint. If you can't buy the paint, just paint the front door and the trims on the door and front windows.

Buy quality bold street numbers to help buyers find your home. Replace the mailbox and doormat if needed with new ones. Remember that you have only one chance to make a first good impression. These changes don't cost much and give a more upscale look to your house.

Inside, clean the floors and the carpet. If the carpet is very dirty, hire a professional to clean it or rent a carpet cleaning machine at a supermarket. You may not want to get a new carpet because the new carpet may not be the color that the buyers want to have.

If the room walls are dirty, paint them. Before doing so, make sure that just washing the stains off isn't enough.

Next, clean every room in your home. Take some additional time in the bathrooms. Also, place a few scented candles through out the home and light them up an hour before your appointment. If you can afford it, buy some flowers (artificial ones are ok) and place them in different areas of the house.

You can also improve your house with little money by changing light switches, electrical outlets and doorknobs. These upgrades are really inexpensive and make the house look a lot better.

After you are done preparing your home, ask yourself whether it is a house that you would choose to make your home. This is an important question because it is the question that potential buyers will be asking themselves. If you can't answer yes, ask yourself why and keep making changes until the answer is positive.
