Creating the Images That Sell Your Home
Aazdak Alisimo
Whether people admit or not, buying a home is at least partially an emotional decision. If you have ever found that perfect house, you know it was love at first sight. This is known as curb appeal in the real estate industry.
Curb appeal is simple the first impression a buyer gets from a home when they drive up to it. Given the fact a vast majority of buyers use the internet to locate potential homes, curb appeal is really now established by the photographs you post online.
If your "virtual curb appeal" is established by your photographs, don't you think you should spend some time on them? Good photos posted online can sell a home while bad ones can have the opposite impact. Here are some guidelines to follow.
When taking photos of your house, the first tip is to get rid of the extraneous stuff. You want the pictures to make the property look big and roomy. Pack unnecessary stuff away or, gasp, throw it out.
Location is the key to real estate, but lighting is the key to real estate pictures. Simply put, keep it lit up. Homeowners tend to take dark pictures of their home, which are not helpful when it comes to making a property stand out online.
Some parts of a home only come alive with sunlight. So, how do you bring these factors out in photos? Use natural lighting. Take the photos early or late in the day to get a warm feeling and the best look.
Professional photographers take hundreds of photos and then select five to ten of the best. You should do the same. Once you have fifteen to twenty of the best, post as many as you can on the sites you are marketing on.
The devil is in the details or so the cliche goes. When shooting photos of your home, take the extra step. When you see something that doesn't fit in a picture, such as a hose or cord, remove it and then take the photo. It makes a difference.
Preparing to sell your home is a task unto itself. While creating physical curb appeal is a must, make sure you remember to focus heavily on the photos you take. They can make all the difference between getting a sale and sitting on the market forever.
