If you look on the internet you are bombarded with offers of different countries in which to make your property investment. How do you choose. In this article I will show you what to look out for when you are making that overseas property investment in order to give yourslef the chance of making excellent returns.
What is the local situation in terms of the property market in the area you are investing. Is there a lot of demand for property from locals. It isn't always a good sign long term when prices are being pushed up by people making an overseas property investment. The Polish property market has very strong local demand and has good long term potential.
If there are not enough properties for local people then this will naturally increase prices. The United Kingdom is a great example of this, a shortage of property has led to a continuously rising market over many years. Loking at Poland again it is similar, there is a shortage of quality new apartments which is pushing up prices.
You really want your overseas property investment if it is for the long term to be in a country that has future plans economically and structurally. Going back to my example, Poland is receiving billions of Euros from the European Union to improve it's infrastructure and economy. Poland is already benefitting from this and will do so for years to come.
Are you investing in a country where it is easy for locals to take out a mortgage. If yes, then this will help the property market grow and fuel the local demand which is so important, if it is easy to get a mortage for an overseas property investment then this will help too. Once again, Poland is my example as it has a very open mortgage market similar to the UK.
Fifth, are there smaller cities that are less well known to foreign investors but where local people know that property prices are rising and you can get a property at a low price base and make excellent returns. Of course, my example, Poland has this. There are many smaller cities that have not yet caught the radar of overseas property investors that offer unbelievable potential.
Overall it seems that some of the factors needed to make a successful overseas property investment are outlined above. Poland is a prime example of the right things happening at the right time in the property market.
